New home registrations rose slightly in Q2 2025, according to new data from the National House Building Council (NHBC). A total of 30,405 new homes were registered – an increase of 4% compared to both Q1 2025 and the same period in 2024. Of these, 20,924 were in the private sector, reflecting a 6% year-on-year increase. The remainder were registered within the rental and affordable housing sectors.

Among home types, terraced houses saw the most significant rise, with 5,371 registrations – a 33% increase over 2024 figures. Detached houses remained the most common, with 10,521 registrations (up 7%), while semi-detacted homes followed closely behind at 10,111, marking a 5% growth. Bungalows saw a modest rise of 4%, totaling just 400 units. In contrast, apartments experienced a notable 23% decline, with only 4,002 registered.

NHBC Chief Executive Steve Wood described the figures as a sign of improving market conditions: “While some areas of the market remain subdued, we remain optimistic about the longer-term as planning and land restraints are increasingly unblocked, mortgage rates ease and the Government sustains a focus on new home delivery.” 

Regionally, six out of twelve UK regions saw year-on-year increases. The strongest growth was recorded in Yorkshire and Humberside, where registrations nearly doubled, rising 96% to 2,769. The South West followed with a 75% surge to 4,693. However, several regions faced declines. London experienced the steepest drop – down 59% – which the NHBC attributes to the implementation of new high-rise building safety regulations and reduced activity from housing associations. Declines were also reported in Scotland, the North West and Merseyside, and the West Midlands. As for completions, 32,434 new homes were completed in Q2 2025. This marks a decrease from 34,017 in Q2 2024 but an improvement over 26,220 in Q1 2025.
