New analysis from TwentyEA indicates that residential property transactions in the UK are set to reach 1.18 million this year - the highest level since 2022.
So far in 2025, sales agreed have reached 791,000 between January and July, a 6.8% increase compared with the same period in 2024. HMRC data shows 573,000 completed transactions between January and June – up 17.1% year-on-year, and 5.8% higher than 2019’s pre-pandemic levels. While April and May 2025 saw a dip in activity due to the lingering effects of stamp duty changes, momentum returned in June with 4.6% year-on-year growth. On this basis, TwentyEA expects a total of 1.18 million transactions in 2025 – a 7% rise from the 1,102,400 completions recorded in 2024.
Katy Billany, executive director at TwentyEA, said: “Despite the changes to stamp duty bringing a noticeable ‘hangover’ to the market throughout April and May, it bounced back with a spring in its step in June. Momentum has been further boosted by the most recent interest rate cut last Thursday to 4%, and will possibly fall further to 3.75% by the end of the year, injecting a renewed confidence into both buyers and sellers. When compared to 2024, 2023, and pre-pandemic 2019, demand volumes have been consistently higher in every single month of 2025 so far. Given this sustained growth, we’re confident 2025 will remain buoyant.”
Growth in demand has been recorded across all regions except Northern Ireland. The strongest increases were seen in the North West (10.9%) and Wales (9.9%). Regional trends suggest the Midlands and the North are leading the upswing, while growth is steadier in London and the South. By property value, demand is strongest in the £350,000–£1m price band (9.5%), followed by the £200,000–£350,000 range (8.8%). Supply has also risen year-on-year across every price segment, with the largest increase of 5.8% in the £350,000–£1m bracket, followed by 5.5% in the £200,000–£350,000 range. Regionally, Outer London recorded the strongest supply growth at 8%.
